It is difficult to track actual rental units within an association.
Most management companies simply use the mailing address for the required HOA dues they are given as an indicator of whether or not the owner is living there. If the owners mailing address is identical to the billing address we call it an onsite mailing address.
If the owner asks that the bills be mailed to a PO Box, an office, or another home address where perhaps they may actually live, we refer to that as an offsite mailing address.
The correlation between owner occupied and onsite mailing addresses is strong although not 100% so we leave it up to the recipient to decipher the data and to draw their own conclusions.
